Genrand can assist clients with a Medium Term Loan (Asset-backed loan) using their unbonded property as security and in doing so free up cash flow and restore liquidity.
A first bond will be registered in favour of the financier, to be cancelled at the repayment of the Medium Term Loan.
Many applicants typically cannot be helped by the traditional banks and require the flexibility which a Medium Term Loan offers. Cursory criteria: - Applicant must be a legal entity with immovable property which is bond-free or has a very small bond. The Property may be registered in the name of a (different) private individual, as long as the applicant is a legal entity.
ITC record must be clean. - Normally a maximum Loan-to-Value equal to between 40% - 50% of the valuation of the property (might be more depending on the property).
Term: 4 – 12 months. - Capital repayable at the end of the term.
- Interest payable monthly.
- Exit route must be clear from inception – how will the capital be repaid – what future event will generate enough capital [for example: receipt of payment of large invoice/order; sale of stock; normal commercial/residential bond, sale of property, etc].
